History:  This is the 13th separate recent application for a single house on this site, for which consent (for smaller houses) was originally given in 1987.

Comment:  A large house in a surprisingly (by Prescottian standards) large garden.   Given the precedents there is no point in commenting or objecting.

Recommendation:  No action

Location:  near the junction with Waterford Lane/Brook Road

Proposal:  Replace flat roof with pitched roof

Comment:  Seen from the road the house already has a pitched roof.   Apparently there is a long flat-roofed garage behind to which the application refers.  Recommendation:  No action

Comment:  The proposals are for internal alterations to the shop and the living accommodation above it. There will be no change to the exterior of the building or its use as a shop.

History:  95235            - 12/02/2010 - Removal of Condition 2 of Planning Permission 58232 to allow roof area to be incorporated into dwelling house as habitable accommodation - refused (delegated)

Comment:  The owners want more accommodation.   The previous application was refused because:    "  .  .  the area of roof space that could be converted into habitable floorpsace would take the dwelling over the 100 square metres limit permitted within policy CO-H2  .  . creating an imbalance in the housing stock and prejudice meeting local needs."   This proposal seeks to stay within the 100 square metre limit.

Comment:  This appears (the plans are not very clear) to be a sensible addition to a fairly substantial house.

History:  92471 - 16/06/2008 -            1 detached triple garage; 1 single detached garage - granted(delegated)

Comment:  This proposal rings alarm bells.   The proposed 3-storey buildings would be squashed into the N end of the site, whose S end contains the garage allowed under 92471 (and abuts the site of the Tithe Barn site which is likely to be refused again for over-development).   As yet there is no design and access statement or case officer's initial report so it is difficult to form a firm conclusion

Comment:  The aim is to build a modern 5-storey house in the (big) garden.   The house will be big and tall and (given that the Common nearby is in the National Park) pretty conspicuous.   Two representations, from addresses in Southampton and Avenue Roads support it for its architectural merit:  one from a neighbour deplores it for its style size and other reasons.   In a way it is a miniature of the Webbs site;  an architect's vision against a traditional preference.

Recommendation:  We need a view from the PRA
