Comment:  This plot already has a substantial leylandii hedge fronting Church Lane, which is said to be dying back.   The proposal is to replace it with a hedge of "escallonia, griselina or similar", backed by a 6 foot fence.   Presumably it escapes the lower limit on front fences by being  a replacement, and it doesn't get in the way of highway safety

Comment:  The proposal is to enlarge a single-storey existing extension to an SD house.   Could be problems with cramping,overlooking and so on.

Comment:  the proposal is to add a fairly large ground floor extension to the kitchen of a loft-converted bungalow, finished to match the existing fabric.   Woodside lane is a sensitive area, with boundaries to the National Park and the Green Belt, but this proposal appears to be visually modest and should not threaten that important relationship

95084 and 95085 - ELM COTTAGE, WOODSIDE LANE

Statutory Class: Householder developments

History:  94745, 94746:  23/10/2009;  Single-storey rear extension:  refused.   I commented then: "A fairly ambitious proposal to extend a grade II listed end-of-terrace cottage.   The result looks quite attractive on the plans, and we may be sure that the conservation people will pick over the proposals in detail".   They did - see below.

Comment:  The previous application seemed a sensible if ambitious way to improve the layout and function of this listed building, but fell foul of the conservation people:  "1) Cumulatively, the rooflights and canopy clutter the rear elevation and introduce 20th Century components which are at odds with, and therefore harm, the historic character and appearance of the listed building, which should be conserved or enhanced. As such the proposal would be contrary to policy DW-E18 of the adopted New Forest District Local Plan First Alteration, Section 3 of the Planning Policy Guidance Note 15: Planning and Historic Environment, Policy CS2 and CS3 of the Council's Core Strategy and Section 66 of the Planning (Listed Buildings and Conservation Areas) Act 1990."   The design and access statement of this follow-on proposal does not say explicitly how these objections are to be overcome, and to my inexpert eye the proposals do not damage the essential features of this sensitive building on the border of the Green Belt.
