Comment:  An ambitious extension, but the plot is large and it shouldn't be dominant.   The neighbours may differ - Burrard Grove appears not to have changed much since its houses were built - I would guess in the first half of the last century..

Comment:  This appears to be a slightly more ambitious version of 94978, which was withdrawn.   The plan remains to demolish existing outbuildings which lie inside the wall separating the site from Ashley Lane, and to replace them with new ones.   The new ones look fairly utilitarion on the plans, but will be screened by the wall.   The wall's top courses will be replaced with better-matching bricks.   Looks inoffensive, but merits a closer look because of the nature of the surrounding Conservation Area.

Location:  near the junction with Western Road, the inner end backing on to Langham Browne's warehouse

Comment:  Much has happened since this building housed any coaches and it has become a rather dull small house with no garden, overshadowed by Langham Browne's warehouse.   The owner seeks to create a small courtyard from part of the adjacent property (which he also owns) and to convert the building into a more practical small home.   Looks sensible.

Recommendation:   No action
