97926 - 6 ELLERY GROVE

registration date:  18/11/2011

Location:  S side, Lr Buckland Road end, below level of Lr Buckland Road

Proposal:  4 houses; associated parking; access; demolition of existing

Statutory Class:  Minor Dwellings

Consulted:  neighbours 22, other 10

History:  92471 (16/06/2008) - 1 detached triple garage; 1 single detached garage - granted (delegated)

95716 (25/06/2010) - 4 dwellings comprising; 1 three-storey block of 3 flats; 1 detached house; access; parking; demolition of existing - object - refused (delegated)

Comment:  We objected to 95716 as being too dense, too tall (3 storeys).   It was comprehensively refused.   This application is accompanied by a proper design and access statement, which makes a better case, but it is still quite dense, albeit the height is lower and there is more space in front of the proposed buildings.   There are two objections so far (there were 48 last time).   On balance, I think it just about acceptable but would welcome others' views.

Recommendation:

97940 - LITTLE HAYES, GROVE ROAD

registration date:  09/11/2011

Location:  N side of the road, W end of Little Hayes

Proposal:  House; demolition of existing; roof alterations to existing garage; dormer; rooflight; boundary fence; front gates

Statutory Class:  Minor Dwellings

Consulted:  neighbours 11, others 12

History:  none

Comment:  One of the best sites in the town, and in the Conservation Area.   The new owners want to demolish the existing large chalet bungalow, which has no great architectural interest, and build an uncompromisingly modern glass-fronted cube.   The house will remain invisible from Grove Road but purists may be disappointed by the contrasting style.   I don't see any threat to the Conservation Area but others may disagree.

Recommendation:   Views please.
