Comment:  The origin of this proposal is the S106 agreement which was part of the consent for the chicken factory site, which required the developer to provide off-site industrial units to offset the loss of employment opportunities inherent in the redevelopment of the site for residential use.   Redrow acquired the site from Paxton Holdings but they don't do industrial developments so they sub-let it to Landford Burghclere, who are now seeking to provide the required facilities, principally for New Forest Ice Cream.   (This is all explained in much greater detail in the Design and Access Statement, which is 74 pages long).   There are no aesthetic considerations on which the Society might wish to take a view and I think we must leave it to the planners to determine whether the proposals meet the requirements of the S106 agreement.

95404 - 5 FILTON ROAD

Comment:  A fairly large extension to an SD house in a pleasant neighbourhood which could raise neighbourly eyebrows on size/overlooking grounds, but unobjectionable

Recommendation:  No action

 

95437 - 2 NELSON PLACE (Conservation Area)

History:  none

Comment:  The proposed alterations are largely internal and not visible from the street and so have no impact on the Conservation Area.   Application 95464 for Listed Building consent somehow got missed out of this week and will follow next week.

Recommendation:  No action

 

95473 - 47-48 ST THOMAS STREET

History: 

Comment:  Does Lymington need another High Street pub?   The Design Statement does not offer a view: "The building is in the Lymington Conservation Area, and although not listed, is noted in the Conservation Area Appraisal as being of local interest. None of the proposed internal alterations will affect the external appearance of the building, except for the removal of the existing hardwood framed and plate glass shop-front, and replacement with hardwood framed entrance doors and sliding folding ( summer only ) doors."   The Case Officer advises that the application is for change of use only, and that the external changes hinted at above (and described, along with proposed internal changes, in the application documents) would require a separate application.   The proposals also include a plan to clear the currently overgrown rear garden and use it as a beer garden.   The small number of neighbours consulted is surprising for an application which is likely to invite controversy.   (This point has already been noted in a comment by by a resident of Priestlands Place).

Recommendation:  I am at a loss.   Views needed!

Comment:  A proposed single-storey extension to a bungalow typical of those in the neighbourhood.   The next door neighbour has complained about loss of light
