History:  A 2009 application (94693) for an extension was refused as "jarring" and causing loss of light to an adjacent property.

Comment:  The modified proposal occupies an identical footprint to the refused one.   There is no reason for the Society to take sides

History:  See 95264 above.   The two houses are dissimilar and some way apart so the refusal of 94693 is probably not indicative.

Comment:  An attractive, low house in a generous plot among other similar properties, it should not raise the same objections as those levelled at 94693 above, but there is little to go on on the website.

Comment:  This looks innocuous, but in view of the history above it may strike a rock in the shape of the Conservation Officer.   The Case Officer has so far not offered an opinion

History:  82337 - as above, granted 08/06/2005 subject to legal agreement (ie the proposed mini-roundabout)

Comment:  Redrow are seeking to keep their options open.   In November 2009 the Government introduced a simplified planning procedure specifically to allow applications to be kept alive during the recession, and Redrow have used it here.   Meanwhile, on 15 Jan 2010 the Environment Agency discharged the surface water drainage condition attached to the 2005 consent - presumably because of the raised surface level.   Nothing else appears to have changed.   This application indirectly confirms that the appeal to be heard later this month will go ahead and that the presentation we heard was an aspiration rather than a firm intention.

Recommendation:  It is tempting to object, but the only grounds on which to do so are that circumstances have changed - eg Core Strategy vice Local Plan.   Such a course would probably be dismissed as frivolous so can not be recommended.   Other views welcome

Comment:   This is an addition to the ten separate applications submitted some months ago and now nearing completion, which takes the growing estate into the space still vacant to the west of the other new houses (which, incidentally, are comparatively well spaced, and although boringly similar in appearance have some attractive details and appear to be of good quality).   Like its new neighbours, the house's ridge line is higher than that proposed in the 1987 application.   The case officer sees no overriding objection, subject to what the neighbours may say, though he hints, not very convincingly, at the possibility of contributions for transport, affordable housing and open space, which were not required in those far-off days.
